Unr Fall 2023 Calendar – With a strong focus on sustainability, the apartment complex will be built to the LEED Gold standard, achieving the highest level of environmental certification to date of any residential community in Reno.
RENO, New. Edison. Located just north of downtown Edison and the University of Nevada, the 232-unit apartment complex will consist of studio, one- and two-bedroom apartments. Leasing will begin in the spring of 2023, with the first homes in the fall of 2023.

The Edison features a restaurant-style spa, fitness center, multiple fire pits, outdoor grills, community gathering spaces and study areas. The public lobby will include a kitchen and dining area, a coffee shop, a living wall and a parcel locker system. Building features include garage parking, bicycle storage, ski/snowboard workshop and storage. Not far from the university's location, downtown Reno is just a short drive down Valley Road. Its proximity to McCarran Loop, a short drive from the Tesla Gigafactory and other major employers, will make Edison a great choice for professionals looking to be close to University or downtown Reno.

With a strong focus on sustainability, Edison will be built to LEED Gold standards, achieving the highest environmental certification to date for a residential community in Reno. The roof will have 200 kW of solar panels, which will reduce most of the building's energy needs. Electric vehicle charging stations will abound throughout the property with more than 25% of the 213 parking spaces available for charging. Homes will have energy efficient Star fixtures and LED lighting to reduce energy consumption. Energy efficient pump technology will be used for basic heating, ventilation and water needs. The building will clearly meet the needs of implementing energy envelopes and emission standards, reducing heat/cold emissions and creating new heating or air conditioning. During the construction phase, local products and materials will be used wherever possible to reduce distances and transport, to keep energy costs as low as possible, and to reduce the overall carbon footprint.

Graydon Manning, HRA Director of Development, continues to highlight the benefits of this project, "Edison will be the most residential community in Reno. We spent over sixteen months designing the project and paid close attention to sustainability throughout the process. The project consists of studio apartments, one bedrooms and two living rooms. Most of the residence halls near UNO offer 'good student' options – four- and five-bedroom apartments for rent. Edison will be principled, serving students and the general public."
Each apartment will feature stainless steel appliances, quartz counters, slow motion cabinets, LVT floors, air conditioning, heat and power units, walk in closets, custom work from home and valet parking. Most properties will have garage parking, and there is plenty of street parking around the site.

Edison is HRA's first development in Reno, although they own two traditional communities – Republic and Phoenix, located near Edison. HRA currently owns and manages more than 10,000,000 homes nationwide, with more than $2.5 billion in assets under management.
